Athens Georgia Real Estate Market Report - First Quarter 2008

 April Fools Day in Athens Georgia It may be April 1, 2008, but this is not an April Fools Day Joke.  I present for your perusal the End of 1st Quarter 2008 Market Statistics for the Overall Athens Georgia Real Estate Market:

There have been 481 Residential Sales in the 1st quarter of 2008, compared to 698 Residential Sales in the 1st quarter of 2007.   This represents a 31% decrease in year to date sales in comparison of 1st quarter 2007 to 1st quarter 2008.

The Median Price for Residential Sales in the overall market area for year to date 2008 is $147,200.  The Median Price for Residential Sales in 1st quarter 2007 was $155,700.  This represents a slight decline in median price of  $8500.00 or  approximately 5%.

The Average Sales Price for Residential Sales has remained mostly stable with  1st quarter 2008 ending at $174,402 versus 1st quarter 2007 average of $176,689. (A minimal decrease of only 1.2%+-).

The Good News:  The average Days on Market in the overall area has increased only slightly to 174 versus 167 from the  end of 1st quarter 2007.  

There has been an addition of 2,082 listings to the active inventory in the Athens, Georgia area in the prior 3 months.
